Rental Requirements for Potential Tenants

All applicants over 18 must fill out an application entirely. Please note that incomplete applications will not be considered.

No one except applicants that have signed a contract will be able to move into the apartment you are trying to rent.

Income requirement is $3,000.00; if you are self-employed, you will be asked to provide your latest tax returns as well as 3 months’ worth of bank statements.

Please contact your references so they know we will be calling.

Our company may ask you to provide 3 months’ worth of bank statements.

As part of your income please include government benefits:​

SSI, Section 8, Food Stamps/Cal Fresh, WIC Program, etc.

Security Deposit will be the same amount as the rent. Key Deposit is $35.00.​

Lease Length: 1 year

Pet deposit is $250.00 with additional monthly charge for pets - $10/m cat.

Please be aware that all Service / ESA / Support Animals will be verified by a 3rd party medical vet; and are exempt from the pet deposit and additional monthly charge for pets.

Note: You will not receive a call about your application unless we have a question concerning something on your application or we have decided to rent to you. If you do not receive a call from Hayes Properties, we apologize, we do not have the office resources to reach out to all applicants.

You are advised by Hayes Properties, to satisfy yourself with the location and general condition of the neighborhood/area.

​This includes: schools, proximity, and adequacy of law enforcement, crime statistics, Megan's Law, fire protection, medical facilities, shopping, other government agencies, proximity to commercial, industrial or agricultural activities, existing and proposed transportation, construction and development which may affect noise, view, or traffic, noise or odor from any source, wild and domestic animals, other nuisances, hazards, or circumstances, facilities and condition of common areas, conditions and influences of significance to the personal needs and preferences of you, and your household residents.

Instructions After Payment for Application and Background Fee:
​
Step 1: Applicants will be emailed their receipt for the Application and Background Fee purchase. This email contains a downloadable document with instructions for the next step in the application process which includes the background check and applicant reference form. Please select the button below to view and download the reference forms to obtain verification from property owners or managers lawfully.
Step 2: Applicants will receive an email requesting permission to conduct the background check from RentsSpree. Please note that an applicant applying with a co-applicant over 18 must have both applications submitted prior to receiving an email from RentSpree to request permission for a Tenant Screening via TransUnion SmartMove.
