I am interested in one of your properties, what is the next step?

You are advised by Hayes Properties, to satisfy yourself with the location and general condition of the neighborhood/area, before you agree to rent from our company.

​

This includes: schools, proximity, and adequacy of law enforcement, crime statistics, Megan's Law, fire protection, medical facilities, shopping, other government agencies, proximity to commercial, industrial or agricultural activities, existing and proposed transportation, construction and development which may affect noise, view, or traffic, noise or odor from any source, wild and domestic animals, other nuisances, hazards, or circumstances, facilities and condition of common areas, conditions and influences of significance to the personal needs and preferences of you, and your household residents. Please read the Rental Requirements page and visit our Apply Today! page and fill out an application. Once you have met our requirements we will contact you shortly to set up a showing.

How do I apply?

The application is available to fill out on the Apply Today! page. Please note that there needs to be an application for every person over the age of 18 who will be residing in the apartment. Each application must also have a copy of your photo ID and proof of your income. We only take online applications.

Does my partner or spouse need to fill out an application?

Yes. Every person over the age of 18 who will be residing in the apartment must fill out an application.

What are the application requirements?

How long does it take to get my application processed?

Typically, 3 to 5 Business days to get your information to our office. Once we have that information. Our company waits for your references to send us information on you as a Tenant. Please be patient. Please be aware that we will need time for your references to get back to us.

Many Employers and Property Management companies and Private owners will ignore our requests for verifications or drag their feet. We have found a way that motivates them to work with us in a timely matter. We send you a receipt for purchasing the application form “permission to release personal and financial information” this is an important step for you to help us get the verifications we need. Working with us on this will help you not lose the opportunity to rent from us because your Employers and Property Management companies and Private owners would not cooperate in giving us the verification that we need to rent to you.

Does bad credit automatically disqualify me?

Not necessarily, we accept credit scores over 660. We select the Tenants based on a point system. High points in one category may offset low points in another category. Yes, we do Credit and Background screenings. To help you on your rental search try a Google search, such as “Things property owners/managers look for in a Tenant” or “What Property Management Companies Look for in Renters”.

Please do not call our company and give us a verbal description of your financial situation or Tenant history and then ask us to evaluate whether or not you would qualify or be chosen as a tenant. We could not be sure that a very important fact you forgot to mention would make our evaluation incorrect.

Do we accept Section 8?

Yes, as long as our rental requirements are met.

Why haven’t I heard back on my application? 

If an applicant makes several small mistakes, the application may not even get forwarded to our office. 

Mistakes such as:

1. You did not meet our income requirement

2. Someone in your household over 18 years old, failed to submit their application.

3. Someone in your household over 18 years old, failed to submit permission to run the background check via email by RentSpree.  Please note that an applicant applying with a co-applicant over 18 must have both applications submitted prior to receiving an email from RentSpree. Please be sure check your inbox and spam folder. 

4. You have an “Eviction” also known as an “unlawful detainer”.

5. Multiple past collections or a long history of poor credit.

6. The full names of all applicants was not provided. Please include middle or previous name you have used in the past.

Ensure that all references, Employers, Property Management, and Private owners, have your permission to release personal information letter we provide you when you receive your receipt for purchasing the application from us. Please be patient as we do need time for your references to get back to us.

How many applications are in front of mine if I apply?

We cannot provide that information because we use an outside service agency to process applications and we would have to pay to get the information.

How long is the lease?

Leases are generally for 1 year. If you have been compliant with your lease, the lease can roll into a month to month rental agreement.

​

​

Is the lease date flexible?

Possibly for an applicant that has long term rental history, long term employment history, great credit references.

 

​

How do you select a tenant? 

We select the Tenants we rent to based on a point system. High points in one category may offset low points in another category. Yes, we do Credit and Background screenings. 

​

What is the move-in cost if I do not move in on the first of the month?

If you move in on a random date, you would pay the security deposit in full plus a per day charge of the rental price, divided by 30 days in the month. You then multiply the “per day charge” by the number of days you will be living in the unit during the first month. There is also a key deposit that is returned to the tenant once the keys are returned to Hayes Properties.

Why does the income requirement have to be so high?

The standard formula a property manager uses requires that your monthly take-home income is at least 2.5 to 3x the monthly rent.

What utilities are paid by the tenant?

Gas and electricity is paid by the tenant. Some properties have an additional utility fee which would be disclosed in any available listing as fees are subject to change.

Are pets and service animals allowed? 

Pets and service animals are allowed with the following conditions:

Pets: 

  • The pet deposit is $250.00.

  • Once you have been selected by Hayes Properties to be a tenant, a pet screening report must be completed, per pet application fee is $20.00 for the first pet and $15.00 for an additional pet. We may ask you to apply for a pet screening report completed at: https://rentfromhayes.petscreening.com/

Support/Service/Emotional Support Animals:​

  • Your Emotional Support Animal letter to be verifiable and be listed on US Service Animal's Website at: https://usserviceanimals.org/. Please check and see if your service animal is listed. 

    • The Emotional Support Animal letter must include: A letterhead with the name and address of the medical practice. A licensed medical professional including a “verifiable” license number.

    • Service animals must have all requirements met by “the city of Visalia” or "the city of Tulare"; and all rabies/vaccinations current.

    • Please note Support/Service/ESA Animals are exempt from the pet deposit and additional monthly pet charge.

In a hurry to find a place fast?  

We probably will not be able to help you. It takes time for background checks and for references to be checked. Thank you.

How will I know this is a legitimate property management company and not a scammer? 

When we do meet in person we bring:

Property tax bill with the address you are applying for with our names on it and our ID. We include the following to prove we own the property you are interested in:

1. The property tax bill showing the property is on our name.

2. A utility bill with the address you are applying for with our names on it.

3. Our business license for the city of Visalia.

How much is my security deposit?

The security deposit will be the same as the rent. Key Deposit is $35.00.

 

 

Do I get my security deposit back?

Your security deposit is completely refundable, as long as we receive the keys, and the apartment is returned to our company in the same condition as you originally rented it. Any damages or cleaning charges will be assessed and taken out of the security deposit. We have 21 days to refund any remaining deposit after your lease ending date. Please be aware that your 'lease ending date' is the day your lease ends according to your lease agreement.

How many people are allowed to live in the apartment?

Our occupancy policy is as follows: 4 people maximum in a 2 bedroom, and 5 people maximum in a 3 bedroom. Every person who will live in the apartment is considered an occupant, regardless of age (children/babies included).

Can I sublease my apartment or move in a friend?

The apartment cannot be subleased. You may not move in a friend or anyone else without permission from Hayes Properties.​ Please see: Can I add a roommate after I have signed the lease?

​

Can I terminate my lease before the lease ending date?

Yes, the termination fee is the value of 3 month's rent, or the value of the rent for the duration of your lease (if less than 3 months is left on your lease).

Can I paint my apartment?

No, we do not allow tenants to paint the apartment.

​

​

Are the apartments furnished?

No, the apartments are not furnished. The apartment does have a stove, you will need to provide a refrigerator. Each apartment comes vacant and clean.

​

Can I add a roommate after I have signed the lease?

Please call our office, your roommate must meet our application and rental requirements, and be willing to sign a new lease with you. Moving a roommate in without Hayes Properties permission is considered a very serious lease violation by our company.
